Collealboncio is situated in the hilly area between the tiber valley
of Deruta and the large plane of
Assisi . It belongs to the municipality of  Deruta and is  8 Km far
from the town, famous for its Renaissance ceramics.
>From Collealboncio it is possible to reach Rome and Florence in one
hour and half ( 150 km of highway both of them). Perugia is only 25 km
away ( 30 minutes by car),
The complex is composed of two houses on the top of a beautiful hill
surrounded by woods. The place is protected at the North by higher
hills and open on the South with the  view of the Tiber valley. The
silence is the King and the "green" the Queen.
The main house was built in 1925 with the traditional local stone
(pietra serena)  and wooden and double "T" steel  trusses. It has been
conceived according to the farming traditional exigencies: ground
floor  Wine cellar (7m X 4m) stable for 16 cows (9m X 8m) and a
workshop (5m X 5m). From the workshop a traditional stairway leads to 
the first floor where we find one  big kitchen (5m X 5m) with a
functional traditional fireplace, one  big storeroom /sitting room (7m
X 4m), three bed rooms (4m X 4m each of them)  and a bathroom/ laundry
(4m X 4m). The total area of the house is 300 sq. m.
The house is habitable  but it needs several interventions to be
upgraded to the "modern" exigencies.
In Deruta there are reliable small building companies which can
provide invoices for the ameliorations one would like to make.
On the same line of this house (14 m of distance) there is an other
old house ( partially restored ) only ground floor and build with the
same stone. Potentially it can guest three bed rooms, two bathroom,
one sitting  room, one big kitchen, one veranda and one old  wood oven
still functioning.
The total area of this other house is 130 sq. m. ( On the official
registered plan is much bigger)
On the same official register there was also another small house, on
the top of the olives hill, that was probably used as a wheat silos.
All around the houses there are terraced lawns shaded by an old
cypress and other trees. Under the first lawn terrace there are other
two terraces normally used as garden and orchard.
All around there are six hectares of land of which two are  with 
olive trees and four with  the typical   Mediterranean  bush "macchia"
( Aleppo Pine, several kind of oaks, corbezzolo, Erica, frassino
ecc.)Down the hill, close to a little stream there is also one
sulphuric water spring.
Concerning the utilities, the place is connected to the tarmac road of
Castelleone with a 3 km gravel road, maintained by the municipality,
which ends in the property. ( Nobody can pass through to reach any
other place) . Electricity ( three phase line potentially holding up
to 30 Kilowatt) is provided by ENEL (Public Company) and the telephone
line, provided by TELECOM. Water is drawn from  a bore hole  25 m.
deep ( with submerse electric pump). Drainage is composed by
underground PVC pipes which pore in an underground  septic tank with
high  level dispersion.
