Well, if you have a non-level lot you can often built a repair bay with the entry of the garage some 6 feet higher than the back. This means that the "pit" can easily be vented to the outside and no fan is necessary. My parents purchased a house with a garage contructed in this manner (IOW it had a "built in" pit). They never exploited this but it's still a good idea for those who DYI for their cars, etc.
