You don't need to do the AUD100k investment if you can get to the pass mark without it. I suggest you look in the Skilled Migration Booklet for the current skilled independent and skilled sponsored pass marks, and also for the points available from a sponsorship. As for skill assessment, normally people take the easiest route available. Unless you are using MODL points which can be withdrawn easily, and provided you are confident you have not over-assessed your points (which many people do) there is no benefit in trying to get well over the pass mark - you get the same visa in the end. You could probably benefit from consulting an agent.
