Uhh huh.  And is the monkey professionally responsible for their
errors & ommissions as a lawyer is.  There are repeatedly posts on
this board from prospective buyers who are mixed up, screwed, whatever
and desperate about what to do - and they should have had a lawyer in
the first place but no, they didn't think they "needed" one.  By the
time they figure out they do, it is already too late.

Good for you that you closings were so routine.  Yes, most are.  You
are paying to have a responsible professional looking out for you, for
those times things go wrong.  I guess there is no use for a doctors or
nurses to deliver babies, no use for fire insurance, don't get it
unless your house burns down.....
