Its just a rate bet.  Put this over on some financial market group.

If you really think you can forecast LIBOR vs. MTA, sheesh, buy a
billion dollars in specualtive derivatives and get rich.  Then you
could pay cash for your house and wouldn't need to think about this Q.
Why stop with picking an ARM if you think you can play rates this way.
